The Jsquared Interior Staging & Design company was hired for our vacant home staging services to help highlight the features of this property, as well as, showcase the square footage this home offers that may appear deceiving without being furnished.
Since, the living room was the first area buyers would see we made the fireplace the grand statement in the room. Next, we choose furnishings that were sleek, modern but detailed-oriented with nail heads and tufted surfaces.
We kept a neutral palette to create a “luxe look” and used natural organic materials like plants and blooming artwork that adjusted the potential buyer from the outside in.
CONQUERING AN OPEN LAYOUT
When walking down the hall you reach a second common area featuring a gorgeous kitchen and inviting family room. In this space, our home staging team was challenged to come up with a positive furniture layout that still highlighted the fireplace without diminishing the french doors leading to a private patio.
Rather than use a big, heavy couch to separate the space or two wing back chairs that lacked an intriguing view — we choose a well-suited settee that provided the definition needed in this open layout.
Again, we played up neutrals, patterns and textures to add depth, a sense of history and a playful, easy-going vibe today’s buyers are looking for. We also chose two stately floor mirrors to bounce around natural light and enhance the view. The mirrors replicated the windows found on the other walls throughout this room.
POTENTIAL PROBLEM AREAS FOR BUYERS
Off the kitchen was this finished nook that lacked clarity until our team positioned a small seating area to show off where a potential buyer can enjoy their morning coffee. We chose a symmetrical design to keep the attention on the center of this room.
Another area in this property that required some attention was the upstairs master suite addition, that featured a beautiful, bright bedroom with a luxurious bath and walk-in closet. This area of the home buyers could retreat to also had an adjacent room attached that could be a nursery, office or closet/dressing room.
When a buyer has too many options or decisions to consider during the tour it could hinder the sale, so our team strategically made this catch-all space a seating area to show off its square footage, not to mention how comfortable it felt hanging here.
